Max Bellino is a 21-year-old real estate investor and developer with several years of hands-on experience in the Worcester market. He began his journey by helping to manage rentals and restructure portfolios, transforming vacant and vandalized properties with outdated management systems into fully performing assets. By implementing modern rental software and digitizing operations, Max improved efficiency and increased top-line revenue by over 40%. By the age of 19, he had purchased his first investment property, and today, he personally owns 7 units in Worcester and manages a total of 28 units — 24 residential apartments and 4 office suites.
Max's background spans acquisitions, property management, full-scale renovations, and larger development projects. He has successfully overseen major apartment turnovers and value-add strategies, and is currently working on two ground-up construction projects. Beyond his management and investment experience, Max focuses on leveraging technology — from Excel modeling to property management software and AI tools — to make operations more efficient and profitable. As a numbers-driven investor, he enjoys finding strong deals and guiding others on how to maximize returns.
In addition to operations, Max places a strong emphasis on financial strategy. Understanding cost structures and expense growth is critical for analyzing long-term performance, and he regularly underwrites deals with these factors in mind. He also takes advantage of tax strategies available to real estate investors — such as cost segregation studies, 1031 exchanges, and depreciation benefits — to optimize cash flow and reinvest into new opportunities. His approach combines operational efficiency with strategic financial planning to build lasting value. Max believes that one of the most important aspects of real estate is relationships, especially with lenders and financial partners, since debt service plays a critical role in long-term success.
A recent graduate from Babson College, one of the nation’s top business schools, Max earned a concentration in real estate, completing his program in just three years. His experience as an investor and property manager gives him a unique edge as a realtor. He knows how to analyze deals, spot opportunities, and guide clients toward investments that make sense. Coupled with his local market knowledge and strong network, Max brings both credibility and practical expertise to every transaction.
Max's long-term goal is to grow his portfolio into remarkable buildings and trophy assets, but he also focuses on the journey — aiming to create quality, ethical housing along the way. He believes that an apartment is more than just a unit; it is someone’s home. Max does not invest in properties he wouldn’t live in himself and strives to ensure tenants feel comfortable, supported, and proud of where they live.
Outside of real estate, Max is passionate about cars, fitness, and spending time on the water — you’ll often find him enjoying the outdoors on Lake Quinsigamond.
